Opportunity is knocking in the absolute heart of Downtown Yoakum! This unique commercial property is full of character and ready for its next chapter. With exciting attention being placed on downtown revitalization and economic development, now is a great time to invest in the future of Yoakum. The Bush School of Government & Public Service at Texas A&M University is currently involved in a capstone project focused on Downtown Yoakum, and the area has also received attention through Texas' Opportunity Zone 2.0 nomination process. Inside, renovations have already uncovered some of the building's best original features. Interior wall coverings have been removed to expose the beautiful original brick, the dropped ceiling has been taken out to reveal the impressive ceiling above, and the gorgeous stained glass across the front has been exposed and cleaned. Updated lighting has been added, and the HVAC systems have been cleaned and are ready to go. The building includes separate men's and women's restrooms plus an additional full bath in the rear area. The outdoor space is just as impressive! A large graveled area is completely enclosed with a privacy fence, creating a fantastic private courtyard or entertainment space. At the rear is an area with exciting potential for an outdoor kitchen, bar, stage or entertainment area. The possibilities here are endless—a boutique, event venue, retail space, restaurant concept, entertainment destination or something completely your own.
